Employing a dedicated in-house contractor allows us the ability to provide our landlords with competitive pricing and a more flexible work schedule, enabling any urgent jobs to be attended to before your property is tenanted or indeed during the tenancy.
In addition larger projects such as kitchen and bathroom refurbishments and property decoration can be scheduled for the end of a tenancy or prior to the commencement of a new tenancy.
Property MOT Summary
This free service, if requested, takes place alongside property visits. We offer an analysis of the current cosmetic appearance of the property and suggest any recommended works to provide both a visual uplift when the time comes for a new tenancy as well as possibly adding value to the property.
Works can either be scheduled to be carried out during the current tenancy (tenant permitting), so that on renewal the property would be ready to go, ensuring a limited void period, or alternatively scheduled to take place in the interim period between tenancies. Scheduling works in advance, means we can limit the void period required, marketing the property to any prospective tenants with these works in mind.
An easy to read report is generated recommending works in priority order and including an estimated rental value should these be carried out. We would obtain quotes and manage any instructed works. A rent increase could then be diarised to be implemented at the next possible stage
Project Management Service
To coordinate any extensive works, we offer a project management service. This means you will have a dedicated project manager to over-see any agreed works. We would be happy to meet on site and discuss the proposed works.
We will arrange all quotations of works from trusted contractors that we use on a regular basis. Because of our relationship with them, we are in an excellent position to not only obtain competitive quotes, but also ensure the professional standard expected. We will also coordinate the contractors attending, monitoring and pushing them to the scheduled timeframe.
We provide you with regular weekly or bi-weekly updates and photos - either as a phone call or email. These can also include on site meetings or photographic reports to keep you updated. We charge 10% on the final invoice for this service.
