IN MORE DETAIL -
Behind the distinctive 1820s bow facade a well-proportioned interior combines lovingly restored and refurbished period features with modern finishing touches to a wonderful example of contemporary living in a period property.
The distinctive facade with its classic black iron railings gives an instant indication of the original charm and character of this stylish apartment. Offering an easy flowing layout, the beautiful amount of natural light that flows in from the triple aspect windows adds to the great sense of space that this Brighton home has to offer.
The tall ceilings of the hallway flow into a large living room whose generous proportions and refined Farrow & Ball colour scheme create an instant wow factor that's hard to ignore. Beautifully lit by wide bow sash windows with their original wood panelling, a distinguished period fireplace with its marble mantelpiece creates a traditional focal point. Intricate period architraves wraparound the tall ceiling, while the warm tones of the wood floor add a warm and welcoming feel and floating shelving made from re-furbished period floorboards nestles within the deep chimney breast alcoves. There is further storage beneath the shelves on each side of the fireplace, with one cupboard by the TV aerial point created as a bespoke storage space to discretely house a DVD player, digital recorder, etc.
Along the hallway, a demi-glazed door opens onto the separate kitchen/diner that adds a contemporary yet sympathetic twist to this period property with a wealth of Shaker-style cabinets housing an impressive array of modern integrated appliances. The perfect cooks' kitchen, pull-out spice cupboards border a gas oven and there is a double stainless steel sink, while the sleek modern countertops sit beneath rustic tiled splashbacks and feature convenient pop up power points. Ideal for entertaining, this highly sociable space offers ample room for a dining table.
Continuing the sense of space, natural light tumbles into the double bedroom creating a calm and peaceful feel. Featuring plenty of storage, tasteful full height fitted wardrobes stretch across the room without impacting on its elegant aesthetics.
Crisp white tiles border the well-presented bathroom with a modern suite that features a full size bath and overhead shower, while blue mosaics add a rich splash of colour.
The deep cupboards of the communal cellar offer plenty of additional secure storage space.
SELLER INSIGHT -
When we first saw this apartment we could see from the amount of space that it had potential. It was a great find, and for us as first time buyers it was perfect.
We love having a separate kitchen that's big enough to eat in rather than using the living room, and the location is so nice with a good and multicultural choice of shops, pubs and restaurants. Regular buses travelling to Brighton train station and out to the university, along with a nearby taxi rank, made it perfect for getting to work.
Being so near to the beach means that we can come home from work, pick up our towels and flip flops and be there in seconds.
The Square has a lovely neighbourly and friendly vibe, and its Garden Project is fostering a wonderful community spirit and a shared sense of belonging.
IN THE LOCAL AREA -
Located in the very heart of Brighton in the Regency Square Conservation Area moments from the seafront and promenade, the green open spaces of Hove Lawns and St Ann's Well Gardens are only a short walk away.
Regarded by many as exhibiting some of the finest examples of Regency architecture that Brighton has to offer, the distinctive period houses of Norfolk Square border gardens lovingly tended by local residents and business. Thanks to a recent and successful Crowdfunding campaign, funds were raised to replenish and maintain the flowerbeds with over 400 mature plants and bulbs.
When it comes to shops, bars and restaurants there's no shortage of choice as the amenities of Western Road, Church Road and Brighton City centre are all just around the corner.
Local schools include Brunswick Primary School, Brighton and Hove High School, St Paul's CE School and Nursery, Hove Junior School and Middle Street Primary School, while Brighton Hove and Sussex Sixth Form College (BHASVIC) is within easy reach.
Plenty of bus services provide access to all parts of the city as well as nearby outlying villages and up to Devil's Dyke. Hove and Brighton train stations are both approximately under a mile away and provide regular mainline links for commuters.
While you're out and about, Brighton & Hove City Council and BT have joined forces to make free Wi-Fi available from their network of 40 hotspots at a range of locations across the city centre.
At the moment this raised ground floor apartment is situated in Parking Zone Z and is currently in Council Tax band A which was charged at £1,135.87 for 2017/18.
