What part does planning play?
Land tends to be offered for certain in one of three ways.

With planning consent.
Without planning consent.
Subject to planning consent.

When a piece of land is sold subject to planning, the interested buyer will agree to buy the site and exchange contracts as long as they are able to secure the planning consent they need to develop on the land (this agreement will be covered by what is known as either an option or conditional contract). So it becomes the buyer’s responsibility to submit the planning application at their own cost and when/or crucially if the planning consent is granted the sale will be completed. And while selling a site in this manner has risks and can be protracted a lengthy process It is by no means insurmountable.

Land transactions have a reputation for complexities and time consuming and this sale was no exception, Matthew worked tirelessly to iron out the issues that the complex transaction threw up, planning and working strategically by liaising with all parties concerned, he is a very effective communicator and affable and on occasions I saw how he used his expert skills to full effect and was able to influence the sale process by deflecting potential issues and was able to smooth the path for the transaction to go through expeditiously. We owe him a great deal of gratitude for his impressive work on the land sale from beginning to end.

We received a card through the post from Sawyer & Co saying that our property had been highlighted with having the potential for development. This is something we had looked into previously without success, however, we thought we would respond to see what they had to say.

Sawyer & Co were very professional when we subsequently met up with them and they were very enthusiastic about our chances to develop. They explained that they had a number of developers who they could show our property to and we agreed to let them do this on our behalf. A few developers looked at our property and after some negotiation with one of them we agreed a price for the site.

The whole process with Sawyer & Co went really well and they were professional and courteous at all times. We were never rushed to get the sale completed and we were treated with the utmost respect at all times.

The whole process went really well and we are more than satisfied with the outcome. It would have been easy to just chuck their initial card in the recycling bin and we are very glad that we didn't!!!
